Drain Doctors Inc agrees to provide labor, materials, and equipment necessary to clear all condensate drains on the ground floor level (approx 71). Work will involve accessing each unit, putting down drop cloth, cutting out 3/4 inch CPVC T & P drain line, cabling out condensate drain line, re-installing CPVC drain line, add chemical to p-trap, clean-up. A spreadsheet will be completed as we go to track progress.

*Drain Doctors Inc will warranty each drain from back up for a period of (1) year from the time of service. This covers against water damage from condensate as a result of stoppages. Drain Doctors cannot warranty floods as a result of the T&P valve failure that could result in water damage.

Drain Doctors Inc agrees to provide labor, materials, and equipment necessary to install 70 feet of 8.0 inch cured in place plastic pipe (Perma-Liner CIPP). Project will be performed from the down-stream man-hole located on the south west corner of the property on the property line with Apartments. We will need to have a pump truck on-site for the entire duration of the job to maintain the water flow and keep water off of liner to allow for proper curing. Project duration is approx 12 hours.

Drain Doctors Inc agrees to provide labor, materials, and equipment necessary to install new P-trap for hub drain in commercial kitchen. Scope of work involves: Plastic protecting areas near saw cutting to keep debris off prep tables and food areas, saw cutting floor, removing and disposing of concrete (approx 3ft X 3ft section), accessing pipe and trap by tunneling under floor, replacing trap and local pipe, back fill and compaction, vapor barrier, concrete anchors, concrete patch with semi-hydraulic concrete, initial site cleanup. In the event water lines of other conflicts affect scope of work price will be adjusted accordingly. Floor will be poured to match existing concrete elevation.

Darin Doctors Inc. will provide equipment and labor to jet grease lines and traps for kitchen and bar area once every quarter. A 18 gpm 4000 psi Harban jetter will be used to jet approximately 15 floor drains in kitchen area and 4 in the bar area. After the floor drains are cleaned the jetter will be ran from the cleanouts around the kitchen area, and then from the grease trap so we can pull back all debris from the grease lines. If awarded the yearly contract we will video inspect the traps and grease lines at no additional cost on the first service.

Drain Doctors Inc. agrees to provide labor, materials, and equipment necessary to perform the following tasks: Install three (3) 2-way cleanouts where sewers exit the buildings, high pressure drain restoration all building drains, video inspect during and after cleaning process. If we find any problems with the pipe, we will follow with a pipe-lining proposal. Contract amount is a per-building price.

The conduit will be installed with Cam-Lock fittings on each side of the parking lot. Price has been quoted for the smallest patch through the road way to minimize asphalt patch. Price includes road repair. The road repair will be performed by a professional asphalt company.

Drain Doctors Inc agrees to provide labor, materials, and equipment necessary to install approx 250 linear feet of 15.0 inch Storm Sewer. Price includes installing (3) new storm basins (see spec sheets attached) in the areas specified on the attached site plan. Asphalt will be cut using a walk-behind wet saw and neatly removed offsite. Pipe will be foundated with gravel and suitable soil used for backfill to achieve proper compaction ratios. Once pipe is installed and backfilled, Drain Doctors will sub-contract Asphalt Tech, Inc. to install the road base and asphalt patch. Price includes maintenance of traffic and pressure washing site after work.

Drain Doctors Inc agrees to provide labor, materials, and equipment necessary to install floating fountain in water retention pond. The fountain will consist of (1) Oase 2hp pump with a pattern 22' high and 26' in diameter. The pump is powered by 230 volts and pumps 129 gallons per minute. Drain Doctors will run the electric from the existing irrigation pumps to fountain and install the three light set up on the floating fountain.

-Fountain has 1 year warranty.
Stage 1- Potable and waste water rough in.
Existing potable water system will be abandoned beneath slab, and any exposed piping will be removed. The hot and cold water re-pipe will begin at the water service connection at the foundation on south side of home, and new pipes will be ran to water heaters and all fixtures. Three hose bibs will be installed on the exterior of the home. New water lines will be installed throughout attic space and pipes will be wrapped with insulation. The service lines to fixtures will be stubbed out of the wall with angle stops installed, and connections to the shower valves will be made to installed valves.
Concrete cutting equipment will be used to cut out all necessary portions of the concrete slab to access under floor sewer system. Existing sewer system will be upgraded from cast iron to schedule 40 PVC. This includes the main line, kitchen line, toilet lines, shower drain lines, wastes arms, and vent bases. Shower pans will be installed for 2 showers. The new drainage system will run to approximately three feet above floor level where it will connect to the existing vent stacks. PVC will extend to exterior of home where a two way cleanout will be installed. All demoed concrete will be hauled away, and new concrete will be installed to floor level.
Stage 2 - Fixture installation.
Install 4 bathroom vanities with sink tops, faucets, and popup strainers.
Install 1 fiberglass standard tub with waste/ overflow and tub spout.
Install 1 personal garden/ jet tub with waste/ overflow, and valve fixture.
Install 4 toilets with wax rings and jonnie bolts.
Install 1 kitchen sink with basket strainer/ food waste disposal, and faucet.
Braided supply lines, tubular piping for under sink, wax rings, jonnie bolts, and mounting hardware for vanities will be supplied by Drain Doctors. All fixtures will be provided by homeowner.
Tie in two down spout drains near the leasing office into two separate area drains. Install Zurn ADA compliant 4 in by 10 ft grate drain in front of the leasing office door. Two separate 4 inch sch 40 PVC drains will be installed through the walk way to the parking lot. 85 linear feet of concrete will be removed and hauled off site. The concrete will be replaced with 3500 psi concrete. Install two downspouts for unit 103 building 2108 and tie into two separate 4 inch sch 40 PVC drains. These will be run 40 feet under the fence and will exit onto the parking lot next to the transformer. The total length of piping in this project is 220 feet. This scope of work will eliminate any water from entering the office and into unit 103 building 2108. See the attached diagram of the work and the cut sheet for the grate drain.
Drain Doctor Inc will provide all material, equipment and labor to perform the following tasks:
Task #1:
1) Using a man lift we will camera and locate through vents on roof where the sewer mains exit the building. Once all sewer mains are located we will begin jetting all stacks from the roof cleaning lines from all debris.
2) Expose sewer main on outside of building and install 4" SCH 40 two way cleanout and bring up to grade with female adaptor for future access to main line.
3) Jett from newly installed cleanouts under building pulling back all debris that was dislodged from jetting from stacks.
Task #2:
1) Shut of water to complex and drain down system. Remove old valve and install either a 1" or 3/4" copper ball valve. This price does not include locating or exposing the valves.
$279.00 for 1" ball valve install with a 5 unit minimum.
$249.00 for 3/4" ball valve install with a 5 unit minimum.
Note:
Without knowing exactly how many shut off valves or cleanouts there are per building we have estimated cost of around $2,521.00 per building.
